Best Neighborhoods in York County SC for Families (2026)

York County, SC has no shortage of great places to raise a family. With top-rated schools, safe communities, and Charlotte just across the state line, the entire county has become a magnet for relocating families. But not all neighborhoods are created equal. Here's my honest take on the best options.

1. Baxter Village, Fort Mill

Best for: Walkability, community feel, young families

Baxter Village is arguably the most community-oriented neighborhood in all of York County. It was designed as a New Urbanist community — meaning it's built around walkability, a town center, neighborhood events, and front-porch culture. There are multiple pools, parks, tennis courts, and a calendar full of neighborhood events.

Schools are excellent (Fort Mill SD), prices range from $350K to $700K+, and the community has one of the strongest neighborhood associations in the area.

2. Tega Cay

Best for: Waterfront lifestyle, tight-knit community, outdoor activities

Tega Cay is its own city on a peninsula of Lake Wylie. It has a marina, public beach, golf course, walking trails, and one of the most engaged communities in South Carolina. It's genuinely rare — you feel like you're in a resort town, but 25 minutes from Uptown Charlotte.

Schools are Fort Mill district. Prices range from $400K to well over $1M for lakefront. If you want a lifestyle community for your family, Tega Cay is hard to beat.

3. Springfield, Fort Mill

Best for: Golf, luxury, established neighborhood feel

Springfield is a golf community with a more upscale, established character. Custom homes, wide streets, mature trees, and a quieter pace. Fort Mill schools. Prices typically $500K–$1.2M+.

4. Riverview / Lake Wylie Area

Best for: Waterfront access, more space, slightly lower prices than Tega Cay

The broader Lake Wylie area outside Tega Cay offers lake access, larger lots, and slightly lower price points. It spans both York and Gaston counties (NC). Great for families who want outdoor space and don't need to be directly on the lake.

5. Clover — City of Clover & Surrounding Area

Best for: Budget-conscious families, small-town feel, strong schools

Clover is York County's hidden gem. Smaller and more affordable than Fort Mill, but with a strong school district (Clover School District is consistently well-rated), a charming small-town downtown, and genuine community character. Median prices around $320,000 make it one of the best values in the county.

6. Gold Hill, Fort Mill

Best for: New construction, young families, convenience

Gold Hill is one of Fort Mill's newer and fastest-growing areas. Lots of new construction, great school assignments, and proximity to I-77. Prices range from $350K–$600K. A great choice for buyers who want something newer without the premium of Baxter or Springfield.
